These terms apply to reservations made directly through our website, by telephone, by email or through another authorised method.

They form part of the contract between the lead guest and Premier Property Management Ltd, trading as Premier Holiday Rentals, company registration number HE364730.

Specific conditions shown in the property listing, booking summary, rate plan or confirmation form part of the booking. Where a clearly disclosed specific condition conflicts with these general terms, the specific condition will take precedence.

01About these terms

These terms apply to every booking made with Premier Holiday Rentals and bind the lead guest and all members of the group. By confirming a booking or making payment, the lead guest accepts them on behalf of everyone connected with the stay.

02The booking contract

A booking becomes binding when we accept it, receive or authorise the required payment and issue a booking confirmation. Please check the confirmation promptly and tell us immediately if anything is incorrect.

03Lead guest requirements

The lead guest must be at least 25, provide accurate contact and identity details, have authority to book for the group and remain contactable before and during the stay. Some properties may apply higher age or group restrictions.

04Occupancy and guests

The maximum occupancy shown in the listing or confirmation must not be exceeded. Only registered guests may stay overnight. Additional guests require prior written approval and may incur charges.

05Prices and charges

The price shown at checkout is based on the selected property, dates, occupancy and rate plan. Optional services, extra guests, early check-in, late check-out and additional cleaning may be charged separately.

06Deposits and payment

Flexible bookings normally require a 30% deposit when confirmed, with the remaining 70% due 60 days before arrival. Bookings made within 60 days require full payment. Failed or overdue payments may result in cancellation.

07Flexible cancellations

Flexible bookings may be cancelled free of charge more than 60 full days before arrival. From 60 days before arrival, the booking becomes fully non-refundable, including for late arrival, early departure or no-show.

08Non-refundable bookings

Non-refundable rates are normally paid in full when booked and are not refundable if the guest cancels, changes plans, cannot travel, becomes ill, arrives late, leaves early or does not arrive.

09Changes requested by guests

Requests to change dates, property, occupancy or guest details are subject to availability and written approval. Price differences and administration charges may apply. Moving a booking does not restart the cancellation period.

10Changes by Premier

If the booked property becomes unavailable because of maintenance, safety, legal, licensing, utility or ownership issues, we may offer an alternative property, alternative dates, a credit or a refund for accommodation we cannot provide.

11Travel insurance

Guests are strongly advised to obtain comprehensive travel insurance covering cancellation, illness, medical treatment, flight disruption, personal belongings and personal liability.

12Force majeure

We are not responsible for failure caused by events outside our reasonable control, including war, civil unrest, terrorism, government action, epidemics, natural disasters, transport disruption or major utility failure.

13Arrival and departure

Unless stated otherwise, check-in is from 4:00 pm and check-out is by 11:00 am. Early check-in and late check-out require written approval and may incur charges.

14Keys and security

Access codes and keys must be kept secure and confidential. Guests must lock doors and windows when leaving. Lost keys, remotes, lockouts or compromised security may be charged.

15Security deposits and damage

The lead guest is responsible for damage, breakage, loss, misuse and excessive cleaning caused by guests, visitors, children or animals. Charges may exceed any security deposit or card authorisation.

16Guest responsibilities

Guests must use the property responsibly, follow safety instructions, report faults promptly, keep the property reasonably clean, secure it when unattended and respect neighbours and local laws.

17Parties and visitors

Parties, weddings, commercial events, filming and large gatherings are prohibited unless approved in writing. Unauthorised events may result in immediate termination and additional charges.

18Noise and neighbours

Guests must avoid excessive noise and disruptive behaviour, especially at night and early morning. Serious or repeated complaints may result in warnings, charges or termination without refund.

19Smoking and illegal activity

Smoking and vaping are prohibited indoors unless expressly stated otherwise. Illegal, dangerous, abusive or fraudulent activity is prohibited and may result in termination, charges and reporting to authorities.

20Pets and assistance animals

Pets are allowed only where the property is advertised as pet-friendly and approved before arrival. Guests are responsible for control, waste, damage and nuisance. Assistance animals are considered in line with applicable law.

21Children and supervision

Children and vulnerable guests must be supervised at all times, especially near pools, hot tubs, balconies, stairs, roads and kitchens. Guests must assess whether the property suits their group.

22Swimming pools

Pools are used at the guest's own risk and no lifeguard is provided. Children and non-swimmers require close supervision. Guests must not use glass, tamper with equipment or ignore safety notices.

23Hot tubs and Jacuzzis

Hot tubs must be used responsibly. Guests must not add soaps, oils or chemicals, tamper with controls, use glass nearby or enter while intoxicated. Misuse or contamination may result in cleaning and repair charges.

24Air conditioning and utilities

Air conditioning must not be operated with external doors or windows open. Guests must use electricity and water responsibly and must not tamper with timers, thermostats, boilers, pumps or other equipment.

25Cleaning

A departure-cleaning fee does not permit the property to be left excessively dirty. Guests should dispose of rubbish, wash or load used kitchen items, return furniture and report damage before leaving.

26Maintenance and access

Faults and hazards must be reported promptly. Premier, the owner or authorised contractors may enter for emergencies, repairs, safety checks, pool care, inspections or maintenance. Notice will be given where practical.

27Internet and television

Wi-Fi, TV and streaming services are provided where listed, but uninterrupted service is not guaranteed. Guests must not use internet access for unlawful activity and must sign out of personal accounts before departure.

28Property descriptions

We take reasonable care to describe properties accurately. Furniture, décor and non-essential contents may change. Distances and travel times are approximate. Essential accessibility needs must be confirmed before booking.

29External disturbance

We do not control roads, beaches, neighbours, construction, traffic, aircraft, wildlife, events or local businesses. Where we know of material nearby disturbance before arrival, we will take reasonable steps to inform the guest.

30Personal belongings

Guests are responsible for their belongings. Lost property may be returned at the guest's cost. Unclaimed, perishable, hazardous or low-value items may be disposed of after a reasonable period.

31Liability

Nothing in these terms excludes liability where unlawful. Subject to mandatory rights, we are not responsible for loss or injury caused by guest negligence, ignored warnings, lack of supervision, intoxication or third parties outside our control.

32Complaints

Problems must be reported as soon as possible during the stay. Guests must provide enough information and allow a reasonable opportunity for inspection and remedy before arranging repairs or alternative accommodation.

33Compensation

Any remedy depends on the seriousness, duration and verified impact of the problem. Failure to report an issue, allow access or permit a remedy may reduce any available compensation to the extent allowed by law.

34Termination of stay

We may refuse entry or terminate a stay for serious or repeated breaches, abusive conduct, dangerous behaviour, illegal use, unauthorised parties, excess occupancy, deliberate damage or refusal of urgent access.

35Personal information

We process personal information for booking administration, payment, safety, legal compliance, fraud prevention and delivery of services. Further details are available in our Privacy Policy.

36Third-party platforms

Bookings made through Airbnb, Booking.com, Vrbo or another platform may also be subject to that platform's payment, cancellation and dispute rules. Platform-controlled terms may take precedence where applicable.

37Governing law

These terms and the booking contract are governed by the laws of the Republic of Cyprus, subject to any mandatory consumer rights concerning applicable law or jurisdiction.
